Property Manager Job Responsibilities:
- Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
- Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
- Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
- Execute Lease Agreements with tenants and collecting Move-In Funds.
- Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping
- Coordinates maintenance repairs with Owners, Vendors and Tenants
- Supply Owners with monthly income and expense statements.
- Work extensively in cloud-based management software performing accounting and other related property management tasks.
Work Hours & Benefits: Independent contractor/commission-based position with sizeable income potential. Compensation depends on experience and size of portfolio. Partial portfolio now available to start. Remote work options are available. Property Manager provides their own computer, printer/scanner, and supplies. An Internet service provider is required to work remotely. Flexible work schedule depending on the needs of the clients and their properties. Occasional Emergency calls.
Property Manager Qualifications / Skills:
- Motivation for sales
- Familiarity with applicable local, state, and federal laws and regulations
- High level of organization and attention to detail
- Computer proficiency—Microsoft Office, AppFolio (a plus)
- Professionalism and work attire
- Education, Experience, and Licensing Requirements:
- WA State Real Estate License – Required
- NARPM membership – Required
- NW Multiple Listing Service member – Required
- Strong knowledge of computers and technology including Microsoft cloud-based software and applications (SharePoint/OneDrive) a plus
- High school diploma, GED, or equivalent
- Experience in real estate or sales a plus
- Management experience a plus
