Every applicant goes through rigorous background and credit checks, criminal history review, landlord reference verification, and employment or income verification, with household income generally required to be at least three times the monthly rent. We don't automatically exclude applicants based on criminal history; each case is evaluated individually.

We coordinate timely repairs and routine preventative maintenance through a network of trusted, vetted vendors, protecting your property's condition and keeping tenants satisfied. Owners can track maintenance activity along with financial statements and documents through our secure owner portal.

Each applicant age 18 or older must submit an application, valid identification, proof of income, and three years of residential history with rental references. Household gross income should generally be at least three times the monthly rent.

Yes. The application and screening fee is $40 per applicant age 18 or older. The fee is charged when the application is submitted and is non-refundable. See our full rental conditions for details.

Through our online resident portal, you can securely pay rent and set up automatic payments, submit maintenance requests that go directly to our maintenance queue, communicate with our team anytime, and manage renters insurance, including submitting proof of coverage or purchasing a policy right from the portal.

Approved applicants have 48 hours after notification to sign the lease and provide the required move-in funds, at minimum, the first month's rent and deposit, to secure the home.
